Rental Guidelines

Move-in Requirements

  • Approved application for each adult (over the age of 18)

  • First and last month's rent

  • Security deposit which is equal to one month's rent

  • Lock change fee of $50.00

  • Pay the first payment (first, last, and security) by money order or bank check. 

In processing each application we consider the following:

  • INCOME:  Household net income (after taxes) of 2 and a half times the monthly rate is required. Income must be verifiable either by the two most recent pay stubs, W2s, or tax forms.

  • RENTAL HISTORY: Verification of a positive rental reference from current and previous Landlord is required if applicant is currently renting or has recently rented.  An eviction within seven years or any conviction that is housing related is grounds for denial.

  • CREDIT HISTORY: A satisfactory credit check is required.

  • CO-SIGNERS:  We require a completed application, photo ID and verification of the co-signer’s income of five times the monthly rent.  A co-signer is not an option if the applicant has insufficient income or a poor credit history. A cosigner will only be considered if the applicant has a lack of work, credit or rental history.  

  • There is no smoking in the apartments, common areas (hallways, laundry rooms, basements, etc.) or within 20 feet of the buildings.  

  • In the selection of applicants, management will not discriminate based on race, color, national origin, ancestry, religion, sex, sexual orientation, handicap, age, children, marital status, veteran history, familial status, public assistance recipients, or any other protected class under the Fair Housing Laws.
